terms & conditions

Booking:
Guests should contact the owners to check availability and price.

Provisional bookings will only be held for 7 days.

A booking will only be guaranteed when the deposit has been received and when the owners have sent a booking confirmation.

All prices quoted are fully inclusive of local taxes, sales tax and tourist tax.

Deposit:
A deposit of 25% is required at the time of booking.  Once the booking is confirmed the deposit is non-refundable but will be deducted from the total amount.

Security Bond:
A security bond of £200/$350 will be held by the owners against loss or damage occasioned by the use of the property by the parties to this agreement.

The security bond will be fully refundable (within 2 weeks of vacating the villa) after a satisfactory status report has been received from the Management Company.

Balance:
The full balance is due 8 weeks prior to your arrival date.  Bookings made within 8 weeks are payable in full at the time of booking.  The owners reserve the right to cancel any booking if payment is not received by the due date.

Payments by credit card have a 4% Paypal fee added.

Cancellation:
Any cancellation of a booking must be made in writing and is subject to the following cancellation charges:

  • More than 8 weeks prior to your arrival date              - Loss of full deposit
  • Between 6 and 8 weeks prior to your arrival date      - 50% of the total rental cost
  • Between 4 and 6 weeks prior to your arrival date      - 75% of the total rental cost
  • Less than 4 weeks prior to your arrival date               - 100% of the total rental cost

Arrival/Departure:
Arrival at the property (unless otherwise advised to you in writing) should be after 16:00 local time.

The property must be vacated no later than 10:00 on the day of departure.

Swimming Pool:
As the property has a swimming pool, the owners and the Management Company do not accept liability for injury howsoever caused as a result of using the pool.

Guests are specifically requested not to allow unsupervised children to use the pool which is around 5ft deep at the deepest part.

Pool heating is available at an additional charge of £75/$120 per week.

Cleaning:
The property will be cleaned prior to your arrival and after you have departed.  If you require a weekly clean, this must be requested prior to your arrival and there will be an additional charge of £25/$50.

Stays of less than 5 days will incur an additional £60/$117 cleaning charge.

Although the property will be cleaned after your departure the villa must still be left in an orderly state and all kitchen utensils should be washed.

Should the property require extensive cleaning then the owners or their Management Company reserve the right to withhold any monies from the security deposit to pay for the extra cleaning.

Problems:
Any complaints related to the accommodation must be made to the owner’s Management Company within 24 hours of any problem arising.  The Management Company will endeavour to put things right.  Unless there is a valid reason, we will not consider the owner or Management Company liable for any complaint that was not initially registered with the Management Company during your stay.

The owner or Management Company will not be liable for any loss or delay caused by conditions over which they have no control.

The owner or Management Company will not be liable for any loss due to noise or disturbances from anywhere within the vicinity of the rental property.

Your Responsibility:
The party must treat the property, its furniture, fittings, utensils and other facilities with respect.

Any loss or damage must be reported immediately to the Management Company.

The applicant must make good or pay for any loss, damage or breakage.

The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party.

A security alarm is provided to help secure the house, and a safe is available free of charge, however, the owner and the Management Company will not be held liable for loss or damage to personal property.  Guests are required to have appropriate, valid travel/holiday insurance in force for the duration of their stay.

Parties to the Contract:
The contract is between the property owners and the party leader who must sign the booking form accepting the terms and conditions on behalf of all persons named on the booking form, including those substituted or added by agreed amendment of the booking.

A contract exists when you have paid a deposit and we have accepted and confirmed your booking in writing.

The applicant accepts these terms and conditions on behalf of all the members of the party.

Only persons named on the booking form are entitled to use the property.

All guests must have a full 10-year passport with at least 6 months remaining after your trip.

Please note that all infants/children travelling to the USA are now required by law to have their own passport, and are no longer allowed to be included on an adult passport.  Any infant/child travelling without their own passport will be refused entry into the USA.

The maximum number of guests in the villa is ten (10) with the condition that all persons sleep in the bedrooms/beds provided.  We also have a bed settee in the family room. 

The maximum number of guests permitted is 10 persons.

No pets are allowed in the villa.

Under Florida State Law this property is considered a public space and therefore no smoking is allowed inside the villa.

Climate:
The applicant is hereby made aware that, as Florida is a tropical climate it is the home of many insects etc.  All homes are treated on a regular basis to repel such unwanted visitors, but inevitably they occasionally will find their way inside properties from time to time.  They are best eradicated by spraying with an appropriate product.

Force Majeure:
The owners of the property or the Management Company will not be liable for loss or delay, occasioned by any of the following:
Strikes, riots, political unrest, hostilities, war, threat of war, terrorist activity, closure of airports or any other event beyond their control.
